High ongoing costs. Suitable maximally in passive houses. Even we have not installed a classic air-to-air heat pump.

Read up on the topic yourself and browse this forum. It has been discussed several times.

Air-water heat pumps
Work with a refrigerant cycle and compressor. This way, enough energy for heating can be generated even at slight sub-zero temperatures.
The room temperature is usually supplied by a water-based system, typically underfloor heating
(Water is a better heat carrier than air)

Air-to-air heat pump draws in supply air (without refrigerant and compressor). Usually uses heat recovery (Wärmerückgewinnung) to warm the supply air. If that is not enough, additional heating is done with electricity (hair dryer).

Higher acquisition costs vs. higher operating costs.

Upper Palatinate can already be cheaper than Bavaria or the Franconian metropolitan region. You can tell because in some places you can still get a half-liter for €2.30. The construction site is still being kept secret (for whatever reason), but especially if it is a bit further from Regensburg or Nuremberg, the prices go down – proximity to the Czech Republic also helps. However, I would still not expect less than €2200/m², so with 130m² on the ground and upper floors (€286K) + basement (€80K) + incidental construction costs, roughly €380K - €400K. The garden is not yet laid out, but maybe it can initially remain a slope and doesn't have to be fully terraced.

we have just over 2.5m and if the soil is not complete rubbish, that should not be a problem. Since our slope is facing completely south, we have no daylight in the basement because we need the south side for the terrace...

€2.30 for the half-liter does not match the land price. Just for comparison, the land would cost less than €50K here. Also in Bavaria.

And in Nuremberg & Erlangen, the 1000€/m2 is now being clearly exceeded ... at least that's how it's being advertised. See e.g. Immoscout 113825920

Yes, it is supposed to be expensive there. The strange thing is, the craftsmen here often go to Frankfurt, Munich, or even directly to Switzerland. Very few go to the Nürnberg area. Yet it only takes them 1.5 hours to get there.

Oberpfalz is partly considered structurally weak. Where a half costs 2.30.
