The dream house is a 10x12m house with a gable roof (since south orientation is okay for photovoltaics). The dream would be with a developed attic, but the height will probably thwart that plan. Additionally, we would like a knee wall of 140+ cm (or at least 120 cm), and the floor plan for the first floor really depends on that issue. The construction company initially planned with 80 cm (actually only 60 cm if the room height downstairs is 270 cm), since those seem unproblematic. But here I would be willing to fight for every centimeter.

NRW has had the 3/4 rule in the NRW State Building Code since 2019

With large dormers or additional gables as well as bay windows, a lot can be gained in the attic. 3/4 should be easily accessible.

Is there a slope on the property?

Approximately 170m2 living space are, in my opinion, easily achievable.

Here is the house with 4.5m ceiling height and 8m height, which I consider possible.

That is exactly my preferred level of humor dryness: the State Building Code from the time the development plan became legally binding applies. In the §34 area, this reference date practically does not exist. In this respect, the argument with a relaxation of these framework conditions is a very special insider joke for construction lawyers.

No significant slope, about 1.3m lengthwise (over 35m), similarly crosswise (over 16.5m). We’ll have to see whether dormers make sense or are even necessary depending on the knee wall...
