Are the construction costs listed correctly?

Hello everyone,

I have received a breakdown of the construction costs (estimate) from my architect. The total amount available is €350,000.

Now the question is whether these prices/assumptions are justified or excessive?

Basement 75.42m^2
Ground floor 75.64m^2
Upper floor 67.14m^2

Usable area 219.20m^2
Gross floor area 297m^2
Gross volume 950.76m^3

UA 219.20m^2*1650€=361,680€
GFA 297m^2*1090=323,730€
GV 950.76m^3*360€=344,273.60€

Interpolated total = 342,561.20€

Here is already the question whether the basement is included in the UA. Basement = ground floor, upper floor?

Carport and masonry garage 45m^2*1300€=58,000€
With L stones slope stabilization.

Furthermore, the incidental construction costs are listed as follows

- Soil survey: approx. €1,500.00
- Surveying costs: approx. €1,500.00
- Structural engineer’s fee: approx. €7,500.00
- Architect’s fee: approx. €47,500.00
- Authority costs/Other approx. €2,000.00

Your size specifications roughly correspond to our construction project. What about the excavation for the basement? If you need to deposit it, then you still need a soil analysis. In any case, I am missing the item underground construction costs in your list. For us, they correspond roughly to your architect's fee. ..

Oh yes, the house connections are also missing, about 7000 euros

Thank you for the response. Since the property is on a slope, the excavation will be used to compensate for the gradient in the garden.

The earthworks + boulders (slope stabilization) are estimated at approximately €10,000.

I have also not yet seen the point of the house connection. I will inquire about it.

Do you have a concrete offer from a civil engineering company? Even without disposal, 10,000 euros on a slope is rather little. Are boulders sufficient for stabilization or do you still need L-shaped stones?

To better assess the house price, the following points would also be interesting: KfW level, solid or prefabricated house, ETICS or without, and type of stone in solid construction, ceiling height, quality of electrical and tile packages, etc.
