Are construction costs transferable to small houses?

I have been browsing various topics in the forum for some time but have unfortunately only come across larger construction projects so far: 120sqm to 180sqm or similar.

Therefore, I wonder if there are also experiences here with very very small houses?

Example: 40sqm living space (see Thule KuBu40), just enough for one person if there is a corresponding garden, conservatory, etc.

Can I still expect costs like the following, taken from an answer in another thread and adapted:

Land available
2500€/sqm: 100K€
30,000€ exterior facilities
Additional construction costs 50,000€
Without basement

So 180K€? My wish is to have a basis comparable to my apartments of the last 10 years (30-50sqm), but with my own garden and a view of nature.

Unfortunately, I have not been very successful with the forum search yet; I also find and get lost in other threads that have nothing to do with my questions.

So a link to a similar project would also help me a lot.

Thanks in advance if anyone feels like answering :)

You are right to suspect that the costs per square meter for a small house are generally higher than for a large house. There are providers who specialize in small houses and, depending on the size, take different technical approaches than for typical house construction. In the Netherlands, Scandinavia, and Poland, you can find such solutions.

Tendentially, small houses are more expensive per sqm. There are costs that are relatively size-independent, like a bathroom. However, you have a part of the costs under your own control. To stick with the bathroom example: small tiles or XXL, normal shower head or designer built-in rain shower.

With 2,500 Euros, you should be able to get something.

Thank you for the feedback. Have you perhaps already read about a specific construction project here in the forum so that I can adjust the cost estimate?


I initially wanted to go in that direction, but no longer see the advantage: you still need a building permit and are usually limited to a width of 4m due to the base structure.

Thanks for the specific answer. Now I can calmly continue planning.

Financing should then not be a problem if you can save 50% of the necessary budget within 5 years. That would be my goal, to have the roof over my head paid off within 5-10 years.

A small conservatory certainly costs another 20k and up, but I still have to get more information on that. (4-6 * 2-3 meters floor area)

Do you really want to build that small? What if you don’t remain single after all
