Are additional costs for suspended land calculable?

Well, okay. The plot itself costs 127 TEUR including additional costs. The house should have a maximum of 180 sqm living space. All in all, I actually want to spend a maximum of 700 TEUR, so that leaves 572 TEUR for the house and its additional costs. If I mentally add another 50 TEUR, it might just work.

That should work. Find an architect who is excited about your project. Tell him how you want to live, what you like, and then give him freedom to design a draft.

It could work. You do not intend to level the entire property.

Do you have a site plan with elevation data?

Unfortunately not yet. In my estimation, the property rises by about 4 meters over a depth of 35 meters.

Don't know if the building envelope and co. are allowed. Exact height specifications are also needed. Would arrange the house like . Garage catches the slope. Garage provides the south terrace. Driveway is
- on the slope side supported by a retaining wall and house is built on top without a basement
Or
- basement but smaller footprint. Rooms facing the courtyard get daylight. Retaining wall is omitted.

For cost reasons, I would leave the part of the slope that is untouched by construction as it is and just nicely green it up.

I would even do it that way if there was money left over. Leave the soil as undisturbed as possible where it is untouched and enjoy the native biodiversity.
