Hello everyone,

we are in the final planning stages for our planned single-family house and I would appreciate feedback on whether the costs I have estimated are realistic:

We have already bought the plot (just under 1,000m2 with a slight slope) and a solid house will be built, one story + converted attic with 175m2 living space and two gables. Additionally, we want to build a garage (6x9m).

406,000 EUR house price excl. tiles in the living areas (we have the offer)
Additional construction costs:
6,500 EUR house connections (a sewer shaft is already on the plot)
3,500 EUR surveying and static calculations
18,000 EUR additional earthworks to compensate for the slope
2,500 EUR building permit
Outdoor facilities:
4,000 EUR fence
8,000 EUR driveway paving (approx. 55m2)
4,000 EUR lawn and outdoor lighting
5,000 EUR plants
3,000 EUR earthworks in the garden
6,000 EUR terrace
Garage:
35,000 EUR
Upgrades:
12,000 EUR (we already have many extra requests in the house offer)
20,000 EUR materials for floor and wall coverings, work done by ourselves

533,500 EUR total excl. plot

Based on your experience, are the outdoor facilities and additional construction costs roughly appropriate?

The costs you mention are largely okay, but in individual cases, knowledge of your project is of course missing. For example, earthworks are very difficult to estimate from the outside.

Terrace only paved without a roof?
Drainage for rainwater + wastewater?
Construction supervision by experts
Insurances (don’t forget BG either)
Construction electricity + water...

So the list is by far not complete.

And definitely review the contract again for "provided by the builder". There are many small things that add up (portable toilet, multi-utility house entry, traffic safety, crane site, construction road...).

Without [Region], it is also difficult to estimate what this should cost.

Thank you for the assessment. I have estimated masses and electricity at €2500. Do you consider €6.5k for connections to be acceptable - there is a duct on the property, we do not need gas, and fiber optic will be laid for free due to a special promotion. Therefore, we need fresh water and electricity.

It concerns the Rhein Main area.

Good day,

we built in Cologne and I cannot confirm your prices - not all are up to date:
I write my comments in brackets, the prices are all from 11/21 to 02/22
6,500 EUR house connections (a sewer shaft is already on the property) (I would estimate at least 10k here.
We had no sewer and just the trench down to the sewer at 5 meters depth alone cost 10k plus other work
resulting in a total of 22k. Earthworks are expensive - depending on what needs to be done. It also matters in which region the work is carried out.
3,500 EUR surveying and structural engineering (fits)
18,000 EUR additional earthworks to level the slope (can fit)
2,500 EUR building permit (fits)
Outdoor facilities:
4,000 EUR fence (it depends on what kind of fence and how many meters, could fit if it is a simple double mesh fence and only 10-15 meters. We have about 50 meters of 1.8 meter high double mesh fence for about 7k plus installation or the same
amount as WPC fence for about 9k plus installation.)
8,000 EUR driveway paving (approx. 55m2) (that can fit, but without paving stones. Prices are around 130-140€ per sqm)
4,000 EUR lawn and outdoor lighting (depending on how many sqm. Professional laying costs about 28-35€ per sqm including lawn)
5,000 EUR plants (I am not familiar here)
3,000 EUR earthworks in the garden (I am not familiar here)
6,000 EUR terrace (depends on the size of the terrace.
If you want to lay in concrete mix and tile adhesive fresh in fresh method, then including cutting, grouting and silicone sealing
count on 230€/ m² including labor and substructure.)
Garage:
35,000 EUR (can fit, I bought 3x9 for 11k)
Upgrading:
12,000 EUR (we already have many extras in the house offer)
20,000 EUR materials for floor and wall coverings, work done by ourselves

I find that tight. Is there an offer?

Too little. Unless a wildlife or chain-link fence is sufficient. A hedge will do for now. ;)

Tight, I’d estimate more like 12K

Too much! What do you have planned?

Too little, unless it’s a mini terrace.
