Just roughly estimated: The pure new area would be around 95 sqm plus balcony in the design. If we plan very conservatively without a slope, without gigantic window fronts (I think that’s cool but rather over the coast of Australia or over vineyards than in a residential area in the Ruhr area) and without any overhangs... most would probably come to at least €200k for the extension with the currently probably already too low €2,000/sqm. If we now add just the 15m glass railings on the balcony, which are probably around €1,000/m, the window front, which probably makes the whole thing a bit more expensive, then that swallows a lot of money.
In addition, there would be a core renovation of 170 sqm with a new roof etc., and this is not necessarily standard either if you look at two-storey high, large glass elements or the protruding cantilevers around the windows. From the gut feeling the budget is wrong regardless of liking it.
Personally, besides the lateral extension that has already been mentioned here, I would maybe also consider just creating a staircase and possibly expanding the attic with a room using a dormer and using it as a work gallery, for example. Balcony on the upper floor, then possibly on the gable side?
