Annuity loan vs. home savings contract - comprehension questions

I am now 32 and with the structure I pay €1550 every month. I calculated my gap without special payments, so it should work without me having to stop my life for the house. Of course, both of us have to remain employed for the 24 years of repayment time, although from my point of view the salaries can only improve.

You have a similar framework as I do. How long do you want to pay and what does that amount to per month for you?

No idea if it is comparable. I plan to be finished in about 17-20 years with a €418k loan. My repayment started fixed on 01.01.2019, without taking into account whether the loan is used up or whether we have already moved in (that's how I had it set). Furthermore, this year we have already paid off an extra €40k on our own (part-financed the plot) with ongoing costs and 2 children (out of daycare age).

Thus, the goal is to pay off an additional €150k in the first 10 years on top of the 3% repayment (€1598). After that, I can slow down if I want or not.

150k€ special repayment, are you all kidding me here... with such amounts I have no sense of proportion, sorry...

Why? You yourself borrowed nearly 350k€, also have 2 children, and have to be done before retirement or earlier. You can’t manage that with only a 2% repayment?

You have a remaining debt of €92k after 20 years. €3,000/year in special repayments is enough to bring it down to zero in 20 years through compound interest.

But you are talking about €15k per year, you can also go directly for a rate of about €2,500/month if you can afford it.
