Hello everyone,

we are currently considering the optimal orientation of the rooms on the ground floor for our property.
The situation is as follows: the property has its large garden facing NE with a slope. The ground floor will have a balcony facing NE, and underneath is the basement. The beautiful view is also clearly towards NE. No houses in the immediate vicinity and a wide view. To the SW - street side, a small terrace is planned for the evening.

Now the question arises whether we should orient the living room towards the back combined with the dining area towards the beautiful view, or plan the living room towards the front SW so that light/sun from the SW comes into the house through a large window. I am attaching the two design ideas for the floor plans (11x9 and 9x11 - property width 20 m) and the room arrangements. I would appreciate your tips/orientations. Personally, I find living room and dining area towards the back nicer but am only afraid that too little light will come in.

I think the floor plan is good, but you should really be aware that it is dark in the northeast. We are currently seeing that with our shell construction. The bedroom is in the northeast. It is noticeably cooler and significantly darker there (we wouldn’t have thought so before). Can you post a plan of the property? A nice view is of course also very valuable.

Nice that you already like the floor plan. We are really torn about the orientation. The architect from the construction company says it's a matter of taste, but of course you don't want to sit in a dark hole. The 422 plot is ours.

I would counter the lower draft again in the horizontal center and place the entrance plan on the left, meaning northwest. I would prioritize light over the view. The view would be in the living room, and in the evening, the barbecue terrace would be by the kitchen.

However, I might decide differently if I knew the property and the boundaries.

The lower draft would be the 9x 11 ?. You mean the kitchen / dining area in the front and the living room at the back? With an entrance from the side, we get a problem with the garage. Because unfortunately, the garage cannot be placed completely next to the building or behind it due to the slope. That would only be possible with high costs.

Did I understand the horizontal midpoint counter correctly?

Yes, you understood correctly, and I understand the problem with the garage now.
