Well, as a woman you just pay about 80 euros at the hairdresser including coloring, etc... the man every 4 weeks 25 euros... on average that could fit...

I was just about to write that. In the south, as a man, you quickly pay 30-35 euros (about every 4 weeks). Funny how the answers range from "solid/doable" to almost "impossible." Daycare costs 160 euros. The first child is planned at the earliest in 3 years. Maybe 4-5 years though. That's why the salary won't decrease, if anything it will stay in similar ranges even with reduction. Retirement provision of 250 isn’t really accurate either. I actually forgot to mention a company pension scheme of 200 euros (100 net). Shame on me.

With so many different answers, I unfortunately haven’t been really helped. Maybe this info is still important. In the current city, the rent per square meter including utilities is about 12-14 euros. That means, with our planned financing rate, we could currently afford 100-120 sqm rent (yes, without savings). Of course, that would be in the city and not 20km before it, but that alone already scares me.

Well, you want to build now, or in a year, and not in 10 years.
The salary is not bad, but you can't deny that it can get tight once the family planning is complete.



Most here build without a basement, with a utility room and often a children's bathroom, with an office for home office and usually manage with 160 sqm without compromising generosity.
You just have to adapt the house to your income, that's how it is.
You can rather do without a few sqm if the plan turns out too large.
You don't have to, this is just advice.
There was also the suggestion that the buffer for an architect house should be much larger than for building with a general contractor.
Architect houses are often difficult to calculate, it can also happen that they are only ready for moving in after 18 months.



What do you expect? Everyone has different experiences, one calculates more cautiously than another.
And someone who has the same opinion as someone else doesn’t have to write the same thing.
They simply remain silent.
It’s up to you to check every tip for yourself - there is some truth in every piece of advice. Ultimately, you are the one who has to pay the bill.

You can of course add a few sqm everywhere, but you have to be able to afford it. Just like the risk insurance.

I pay nothing, my wife does it with the razor. Before, cut ~go for 15€ every 6 weeks. Wife also does highlights every 3 months for 105€, I think. Net income both with 2 kids 5,500€ for 200k loan. Sleep well. Your wife is an HR person and we can calculate from scratch what you earn with kids. Part-time is often sugar-coated. If you as a man don't step on it, you have about 3,500€ net with kids. Child benefit is more than enough.

I would ask the banks directly what it would cost to refinance 50K. Or whether that fits into their surplus calculation.

I already think it's great that the hairdresser is included in the costs: hardly anyone here includes these costs in their financing and therefore deceives themselves. However, I find the consumption factor somewhat missing here as well: clothing, hobbies, medication, gifts, pocket money, and vacation are missing for a good calculation.



I always wonder with architect calculations whether additional construction incidental costs like earthworks are included. Also, for example, the utility connections are not included yet. Then, of course, there are the paving of the driveway and terrace as well as the garden landscaper for the splash protection. At least one calculates 20% as a buffer since the architect does not secure prices with companies like a general contractor does.
