Living space and floor plan must be correct, permanently installed technology should be up to the desired standard.

All other equipment can be replaced afterwards with higher quality items.

You can have it longer, but you don't have to. A house is just a (expensive) utility item - nothing more.

The point is this. You could buy cheap and expensive in 1989, you can buy cheap and expensive in 2012, you can also do that in 2020.

For us, it was a more solid foundation, proper building drying, better roof insulation, a more efficient heat pump, and a breathable silicate paint that drove the price up... So you can leave a little more money here as well than planned. But overall, everything stayed within budget because the flashy items were cheaper than calculated.

Well, one should not forget that our parents' houses were partly simply equipped, but many times larger. You can hardly find a house from that time with less than 300m2 of living space. Today, everyone builds only half as large. So be careful with your comparisons.

The whole discussion is nonsense, it is repeatedly proven that the real estate market has decoupled from reality. Our house alone has increased in price by 80,000 euros again this year. Wage growth thanks to Corona 0%. Interest rates have not changed either.

It has gotten out of control because too much money is being pumped into the markets...

In which villa neighborhood did you grow up??
That only applies to the "wealthy districts" in our area.

And of course they were more simply equipped. That's exactly what I'm saying. People used to accept simple fittings to afford a house. But who today wants to build a Danwood without upgrades? (Nothing against Danwood!!) Keyword social housing.

Of course, prices vary greatly regionally. But outside metropolitan areas, you don't have to build at €2,500/sqm. We just all want that.
