300k budget for a 130 sqm single-family house?

Hello everyone,
after some skimming, I hope for some tips on what is feasible with our budget or which path we should take. A brief overview of the key data:

- Budget for a single-family house: 300k (of course without the land)
- Land is available (2 different plots reserved, 650 sqm and 800 sqm), we have 2 weeks to decide and will base it on exactly what we want to build. Price difference is 30k (which we could invest elsewhere if we take the smaller one). In terms of specifications, both are the same; the decision would really only be: more or less garden/open space.

Requirements:
Style, roof shape, building type: Classic/Modern, gable roof
Size: 120 - 140 sqm living space
Floors: 1.5 - 2, without basement
Number of people, age: 2, 34
Room requirements:
Ground floor, spacious living/dining area, closed kitchen, possibly office, utility room, guest WC with shower
Upper floor: master bedroom (possibly + dressing room), 2 children's rooms, bathroom
Office: family use
Overnight guests per year: 3-4
Open or closed architecture: closed
Conservative or modern construction: modern
Open kitchen: no
Number of dining seats: 4-6
Fireplace: yes
Music/stereo wall: no
Balcony, roof terrace: no
Garage, carport: single garage + storage room
Utility garden, greenhouse: no
Further wishes/special features/daily routine: ideally KFW55, we don't want golden faucets but do want electric blinds, large tiles and parquet in living/sleeping rooms, well-equipped kitchen and bathrooms should definitely be included.

-Do-it-yourself from you: tiling, flooring, painting

We could plan completely ourselves and have good contacts to all trades (also shell construction/foundation/masonry completely and carpenter/roofer), partly even in the direct family. I can get all materials at good conditions.

Now the consideration is whether we (probably) build turnkey stress-free or whether doing it ourselves saves so much money that the effort is worth it.

And basically: Are about 130 sqm living space without particularly elaborate architecture but already modern available in Bavaria (Lower Bavaria)? What do you think?
When I read here that people estimate about 1800 € to 2000 € per sqm, what does this price then include? Kitchen, outdoor facilities, garage, driveway paving, terrace surely come on top?

Is the plot included in your 300 T€? Asking because you only mention the difference. Without a basement, 130 sqm should fit (mathematically) even if you took 2 T€ / sqm... (260 T€ house + 40 T€ ancillary construction costs)

300k€ are calculated only for the house, the land is paid with a part of the equity and is therefore excluded. Yes, mathematically I arrive at 2000€/sqm plus ancillary building costs. The question that arises for me is, what is covered by this?

Without knowing exactly where you are building - I assume it is not the greater Munich area - I think it fits. We paid in Lower Saxony approx. €1770 / sqm including everything (additional building costs, flooring, painting, landscaping, etc. pp.) with normal/decent equipment (KFW55, clinker, electric shutters...). Most of what you read here is also somewhere in that range - although you often only see the initial offers. Browse around a bit - there is a thread here for construction costs and I think also one about prices at completion.

Our house offers were around 1650-1750 euros per sqm. This is the price without painting and flooring; everything else will be charged extra anyway.

Greater Munich area no, it is Lower Bavaria. The prices are already quite high there, but not yet Munich conditions. I will start looking for the thread about prices upon completion.

Curly, may I ask who made you this offer? Did you have a GÜ?
