250,000,- Implementation of the construction plan including all incidental costs?

I hope I am not creating this thread too early, and that I will be taken somewhat seriously here, even though I don’t really have much of a plan for building a house yet.

My partner and I are planning to get out of renting soon and get our own place. Until now, the plan was actually to buy a relatively new house. However, I didn’t want to completely overlook the possibility of building new, and at least inform myself.

So today we visited a show house and had a very nice conversation with one of the employees of a fairly well-known prefabricated house manufacturer (I don’t know if I am allowed/should/can post the name here).

We brought up on the table what we are looking for when it comes to an already existing house, and that these are also the key data for a prefab house. I also mentioned to the employee that on real estate sites like immowelt or my-next-Home, new construction projects WITH land are often offered, since we don’t have any land ourselves. The employee then took notes on our wishes.

Between 130 and 150 sqm
Plot between 400 and 600 sqm
Basement
Underfloor heating
Painter/turnkey

We had no other special requests regarding balconies, bay windows, or anything else; it was more of an initial informational conversation. It is not supposed to be a town villa either, but rather a relatively "normal" 1 1/2-story gable roof house.
Our budget, which we indicated for everything together, was 250,000 euros. The employee said that “you could do something with that,” which we imagined, and that he would make us a non-binding offer.

After reading around here a bit: Is that even realistic? Can we really seriously plan to get a house with land in this size range with this budget?

According to the employee, all costs were supposedly covered in this offer, including property taxes, ancillary building costs, or construction site costs.

Would be very happy about opinions...

Hello,

That might be enough for a small house on a slab foundation in the Bavarian Forest. With a lot of personal effort, also near civilization... In the greater Frankfurt area, however, it looks completely different, and when I look at the current land prices here in the Bavarian-Hessian border area, after deducting the cost of the plot, even in poorer locations (slope location, very shady, or directly between A3 / A45 / ICE route Aschaffenburg-Frankfurt) with 400-500m² only €100k remains. In good locations, you need luck, as there is almost nothing on the market anyway.
So it depends very much on the area where you are searching whether anything is possible at all. In this area, it would not be possible.

Hello,

I think you can roughly orient yourself according to these values. However, of course, some information is still missing, such as the desired energy standard... The shape of the house can also significantly influence the price. Here is an example with reference values:

1. KfW55 house, turnkey: 1,800 euros per square meter. For you, that means 252,000 euros.

So, and that’s probably exactly what the seller meant by "Something can already be made out of it." With corresponding own contributions, you can of course push that downwards. But honestly: for 50,000 euros of own contribution, you have to work long, hard, and a lot! There is a danger of a permanent construction site and so on. We saved about 20,000 euros by doing a few painting jobs and parts of the interior finishing (internal insulation, Fermacell boards) and had to put in about 1,000 working hours for that.

2. Plot: 500 sqm x 60-500 euros? That depends now.

3. Additional costs for the plot: notary, land transfer tax, possibly also development costs... That quickly adds up to 10,000 euros or more.

4. Earthworks: I simply assume that these are not included in the company's "offer." For a house of this size, you can easily calculate 20,000 euros for earthworks (construction pit, storage, removal, gravel, inspection shaft, wastewater, water connection, drainage...).

5. Outdoor facilities: You probably want an access road and a path to the house. With 100 euros for materials and working hours, you are quickly there. Outdoor facilities thus also quickly reach 10,000 euros, and we are not even talking about planting, terrace, retaining walls...

6. Miscellaneous: construction electricity, construction water, notary, structural engineer, surveyor, architectural services... What does the company offer? What do you have to pay yourselves?

7. Special requests: The offer initially includes a standard. Example: floor tiles up to 20 euros per sqm. That is often the lower limit! Also, the number of sockets, the color of the window frame, the height of the doors, etc. If you want something else or a bit more, you pay for it. With us, 5,000 euros quickly accumulated here and there... OK, you can hold yourself together on that. But have them show you exactly beforehand what is included in the offer and what each socket surcharge costs...!!!

8. Furniture: Maybe you have some. But honestly? Here and there, in a new house, you want a few new pieces of furniture too! Many things no longer fit. A fitted kitchen...? That’s quickly several thousand euros!

9. Buffer: I would then add at least 5% of the sum as a buffer!

Conclusion: For a house of this size, with a good energy standard, including all earthworks, outdoor facilities, the plot, many additional costs, possibly a few special requests, and some buffer, you will not get by with 250,000 euros. Depending on the plot price, I would rather consider 350,000 to 400,000 euros as realistic.

Don’t forget: Almost all construction companies and craftsmen are currently fully booked and almost overloaded! Prices are correspondingly proud, and there is not much room for negotiation...

130 sqm of living space result in 195,000 € according to the 1,500 € per sqm set here for a standard KfW70 house. In addition, ancillary construction costs amounting to 35,000 €, so we are already at 230,000 €. That leaves 20,000 € for a basement, for the plot including acquisition incidental costs, outdoor facilities, carport/garage, floor and wall coverings...

... no, that is not realistic. The user "Bauexperte" might be able to tell you more precisely what effort you would have to expect. However, you would also need the land prices for that.

No, it’s not doable like that. The friendly employee will calculate a house for you for round about 250,000, of course with your own labor.
But that does not cover costs related to the plot.

If you spend a bit more time here in the forum or read older posts about costs and financing, you will be informed about incidental building costs, special requests, and all the costs that can arise.
Orion already writes this in his post!
And then you have to know how expensive the building land is in your area. You have surely already informed yourselves about plot prices in your town from the portals you mentioned???
