220 m² for a semi-detached house? Enough space

I would also say: if the budget allows, plan for a basement to house the building services and to sink the infamous guest room below, and/or without much additional cost give a few degrees more roof pitch to force a usable (storage space/"studio"=guest) attic room there. Then the rooms on the ground floor and upper floor can even be designed very generously. From the house itself, I see no problems here. The garden will be quite cozy, but the south-west orientation seems to fit, so: why not?

I would definitely want to build with a basement here as well. In addition, large dormers to retain living space in the roof.

No, it only becomes extremely small under 170m².

That is regulated differently from municipality to municipality; maybe only one parking space is necessary, maybe even none.

The original poster still owes us an answer.

You don’t need a 3m clearance to the street unless it is a private road and the owner forbids approaching, or there is a development plan.

He already answered:

Is that your wish? Is that fixed? Is that permissible? Is there leeway? Is there a development plan? What exactly was approved? Is the neighbor confirmed? Is/Will the green area be a private path? How many houses are accessed through it?

But since I will build without a basement, I will build a large garage.
The city also allows this.

2. Desired by the city: 2.5 stories.
The shape of the house and the facade are prescribed.

Then a lot is already predetermined. Is the price including the plot? Or does the semi-detached house alone cost 295,000. Which KfW? Controlled residential ventilation? Can you have the floor plan changed? We are good at helping with that.

House built stone by stone NF standard. I can change the floor plan as I like, remove walls, add walls. So he said energy saving ordinance standard, but we didn’t go into that any further. What he probably meant by that I will clarify. The conversation with the architect is still pending. That was just preliminary information. 295 thousand is just the bare house without walls and floor coverings. I have opened a new thread, if you would be so kind as to look there and give your opinion. I have also uploaded an architect’s plan there.
