130 m² bungalow with double carport on a 600 m² plot?

Hello I would like to inquire whether it is possible to build a 130 m² living area bungalow with a double carport on a 600 m² plot and still have some lawn area left .. Or is that rather unsuitable? The dimensions are 25x25 meters, with a small piece missing at one corner .. Therefore not a full 25x25 meters ... We do not need a kitchen garden for herbs and plants but only want some lawn area for my nieces to play and sunbathe ... Thanks for tips Regards

That can hardly be answered in general: whether it fits always has a bit to do with the building envelope. This may require distances / open spaces in other places than you would like.

Mathematically it is clearer: assuming the site coverage ratio is 0.2 and the floor space index is 0.4. Then with single-storey construction (i.e. a classic bungalow with living space only on the ground floor) on a 600 sqm plot x 0.2 = 120 sqm area for the slab, which would only allow about 100 sqm of living space.

For the carport and the driveway, you may have surcharges to the site coverage ratio available.

If we assume a site coverage ratio of 0.3 and e.g. 50% surcharge for carport and driveway, the plan would probably even work quite comfortably (130 sqm living space = about 160 sqm site coverage).

Note, however, that the positioning on the plot could still differ significantly from the wish. Therefore, it must be examined specifically on a case-by-case basis.

Absolutely dependent on the floor area ratio. Some bungalows were built on 650 sqm with us: with a floor area ratio of 0.2, you are allowed to build 135 sqm including the main house. If you subtract the terrace, you get a living area of approximately 115-120 sqm. The houses still have a nice garden area for playing despite the double carport. With 25 x 25, in theory, there remain 10 meters for a house of e.g. 12 x 12 with 3 meters distance. Just draw it on graph paper with the building window... Site plan and floor area ratio are in the development plan.

Thank you very much .. I didn’t even consider the floor area ratio etc. I’ll have to check the development plan tomorrow to see if that is allowed. I only calculated with the 3 meters on all sides. So it would basically have been possible ..

So then .. There is no development plan for the plots there. The current land use regulations apply; the municipality has thus approved the maximum factor of 0.8. There is also no planting obligation. He thinks it would look good to erect such a building there, as one is quite free in their actions. The 3-meter boundaries etc. must of course be observed.
