Hello everyone,

actually I was only looking for , but was encouraged to also show the "remaining ninety percent."

Environment: new development area, about 20m of green space to the east that cannot be built on, street on the west, neighboring properties to the north/south

The floor plan was created together with the construction company, a few changes are not yet drawn in: in the bathroom there will be a knee wall window instead of a skylight, the utility room will no longer have a skylight, the two patio doors will be changed to lift-and-slide doors or possibly a fixed floor-to-ceiling window in the living room.

Besides the bathroom, the design of the kitchen is still open; as drawn, the area does not work. Perhaps the hallway in the entrance area (marked in red) will be widened and shortened. This would make the wall on the west side of the kitchen smaller but would create more space in the actual interior area. The position of the fireplace depends on the kitchen planning, either as a room divider or on the wall as currently drawn.

I don’t have more changes in mind for now, but that might change soon.

I think it's good, but you can see yourself that the balcony doors can't be opened because the table is in the way

I don't understand the corner in the dining room: it makes the dining room unnecessarily cramped, and it enables a window in the bedroom. Why would anyone want a bright bedroom? I've never understood that. I want peace there, nothing more.

Same in the living room: non-opening windows. What's the point? Does it look so chic from the outside when you can see the furniture? And having an exit behind the sofa is also unattractive/impractical.

I like to look out into the garden from the sofa. That is why I always find it a pity when in a floor plan the sofa is placed with its back to the window and would try to change that. I also find the kitchen/dining area too cramped. Definitely plan the kitchen before construction so that you don’t end up regretting here that you can’t fit anything proper.

I would align the exterior wall [Esstisch] flush with the living room wall. The space is too tight.

and make a lift-and-slide door at the terrace. In the bedroom, I would make a corner window instead of the 2 small ones at the bottom of the plan.
