1 big house or 3 small houses?

the whole topic is still very new to me and I apologize in advance if I have some naive ideas here and there.

It is about the following: 3 children have inherited a 500 sqm (approx. 33 m x 15 m) plot. Building-ready land. The fundamental question is: Do you build a 3-family house, or 3 small houses? The second option is surely significantly more expensive, right?

I am grateful for opinions.

Counter question: How do you fit 3 houses on 500sqm? Tiny houses?

The second option will probably (houses larger than 40 sqm) not fit on the property at all. House distances and boundary distances.

Thank you very much in advance for your input! That’s what I meant by naive ideas... If you have 33 m length, how long can each house be built then? According to the development plan, it must be an open construction method.

Theoretically, if no shorter building window is specified:

33 m in length, minus 2x3m due to boundary distance, minus 2x6m due to distance between the houses. Leaving 15 m, i.e. 5 m depth for each house.

With 15 m width minus 2x3m due to boundary distance, 9 m remain for the width. That means 9x5 m footprint of the houses, interior area max. 8.2x4.2 = 34.5 sqm.
