Peace and patience are not my strengths^^ I was just walking the dog in a small garden colony and saw many houses that could originally be from a container (maybe even are). They have wooden cladding and don’t look like containers at all, but in terms of size, it would fit perfectly^^

If you want to realize your dream within the budget, developing patience and calm will HAVE to become one of your new virtues.

You are now on the right track.....use the next few weeks for extensive inquiries and conversations with the architect who is friends with you and the building authority. Count on about 2.5 years + x for the matter. You need to clearly and demonstrably plan the construction project realistically. Especially for the bank.

YOU have to put energy into it now. You have to do something. And a lot.
ONLY YOU.

This phase then decides the feasibility and especially the ability to finance.

Since the new approach definitely fits the budget, you can become the captain now........
(and if it works out: I will keep the promise with the sausages in Berlin, I'll get on the plane and come over, sure).

I work against my impatience^^ by now I can compensate quite well. instead of complaining I clean out cupboards and sell through different portals. everything I earn goes into the piggy bank, when the pig is full it goes to the bank. friends have also sorted out various furniture that I can now list myself even if the container thing WOULD work, the additional costs that you should be able to cover yourself at most banks would be a big hurdle. but step by step. if I get a no on a request tomorrow, it could be a yes in half a year^^ of course I still keep at it!^^

hello again, I simply asked the seller of the property about the development plan, whether one is allowed to place a container house there.
....... can someone translate something for me?

"You can see from the document that there are no restrictions regarding the building code, only the floor area ratio and the site occupancy index must be complied with."

You may build whatever you want, just not too big.

Seller of the property? If I were you, I would not have his sentence translated, but the document.
