Hello home builders and experts (construction expert - hidden compliment)

this is maybe not quite finished yet, only about 95% of the ground floor of our semi-detached house.



The entrance is towards the street, visible between the wardrobe and the WC.
The space under the stairs is to be used in the utility room, for example for a washing machine.
The fireplace is just an idea.
More likely it will be without a fireplace for cost reasons. House dimensions 7.5-8m by 10.5-11m.

Here on the ground floor, it’s purely about the layout. Your ideas, including things we haven’t thought of yet.

Hello,

that won’t work like that ;)

First of all, you measured 8.5 m instead of 7.5 - 8 m and then you didn’t draw the walls thick enough accordingly. With us (prefabricated house - timber frame construction) the exterior walls are 34.6 cm thick, the interior walls 15 cm.

That makes the rooms narrower and also smaller.

Do you have a basement? If not, I find the utility room extremely small.

there are 2 topics that I fundamentally stay out of; possible room layouts is one of them. Here, everyone who gets involved can only lose :-)

Just one thing, as a tip: You have designed the ground floor largely open, regardless of whether the dimensions of the "walls" are correct or not. In the area from the stairs to the left exterior wall, a support beam will be necessary. So you can already start thinking about whether this support beam should be designed to be visible or rather invisible.

@Jaydee. Thanks. Yes, that was basically meant so that if we roughly subtract 50cm at the walls, we end up at 8m. Or maybe even at 7.5m. We are building without a basement. We are building solid and everything is left open, so no walls. Such a beam can probably span 5-6m, so we can build the load-bearing wall shorter.

@Bauexperte. Thanks as always. I had read your tips in older posts and thought, asking doesn't cost anything :-) I am always grateful for suggestions anyway, why can you only lose here? I am not trying to convince anyone how great our idea is, but simply to refine through the exchange of little details. :rolleyes: Unfortunately, I don't know what I can understand by the [Unterzug].

A beam is a girder.

You intentionally keep it open, do you have children?

The draft corresponds to about 95% of the house we planned (however, exterior dimensions 11x11m), structurally demanding as the construction expert has already written. I would not install the chimney, the house is too narrow for that ==> rather place it against a wall. I also do not think completely open is good, either place a wall/door between the end of the utility room and pantry or even push it further "up" (then at a right angle) and separate the staircase from the living area. The utility room feels very small, in the kitchen you probably cannot move around very well (looks very tight).
