A hillside property without a basement? Actually, a house like that is usually built into the hillside? I would leave the planning to a professional, because the conditions the property provides are not easy to implement in a design. The layout in general I find nice – but whether it works like that I cannot say due to the missing dimensions. milkie

Thanks in advance for the feedback. This is just a rough draft to get a feel for it. The measurements are not entirely accurate here and there. We will redraw it more precisely so that you can get a better idea.


The entrance area can still be somewhat separated but should not be isolated.
We actually don’t need a TV wall unit since we have done without a TV for about two years now.
The wardrobe is planned to the left of the entrance door. On the plan, the door has shifted too far to the left.
The kitchen will be planned better in the update.


We like the open concept. The typical separation of different areas prevents an open atmosphere.
Opposite the entrance door is the utility room.
The kitchen will get an update with correct measurements.
The dining area will also be rearranged – any suggestions?
Structurally, maybe a chimney breast can help, right?


The utility room is the room opposite the entrance door.
The staircase would be completely closed off – meaning a wall in front at the entrance and next to it towards the dining area. Possibly the space underneath can still be integrated usefully for something.
The vestibule will be included in the update.


Absolutely right about the walls. We will try to get that right in the new drawing.
We actually really like the loft character – so this unrest is somehow intentional.
We also have a plan for a house integrated into the hillside, which would then have several half-levels.
It will probably be a wooden house with lots of window area as it looks now. The measurements on the plan are only interior. Walls would have to be added to the exterior measurements.


As described before, there is also this plan with the levels. GZ/AZ would be basically in the basement and everything else on the next levels.
We definitely do not want a basement – technology and “hobby room” would disappear behind the garage in the hillside. I will include this once in the new plan so you can get an idea.
The planning is generally done together with the company building the house. But of course we want to provide the basic idea. Any changes can then be evaluated.
A more detailed plan with measurements will be delivered :)

Are there any more opinions on the upper floor? Or is it already well solved as it is?

Well, aside from the fact that the bedroom is already very narrow with partition walls, offers no reasonable space for closets, is an uncomfortable passage room, that the bathroom with proper walls and pre-wall installation actually needs more space, its placement in the south remains incomprehensible, that the gallery offers no added value, the view is only granted to the favorite child, and the drainage of the children's bathroom will be an experience on the ground floor,

the excavators can roll in soon.

But you’re not serious now, are you? What is a Kaminschaft for? What can it not serve for because of that?:confused::confused::confused:

Talk to people who have a mezzanine in their living space. Most would never do it again because you can hear EVERYTHING upstairs. Especially with two kids, this should be taken into account. Emptying the dishwasher in the evening is then not an option.

How do you want to build on a plot that rises 11 m without a basement? Our plot rises 2 m and we could only solve it by having stairs in front of the house that let us reach the front door at 1.20 m.

Other neighbors have leveled the area around the house and used L-shaped stones at the end of the plot - and accordingly look at a 2 m high wall o_O You have to like that ...

But 11 m???? Without a basement???? I want to see that!

Hello,

I can only agree with my predecessors, building on the slope/incline of the property without a basement will be exciting...

I would strongly recommend a (partial) basement where the utility room can also have enough space without restricting the floor area on the ground floor accordingly.

I would also omit the gallery for the reasons Jaydee mentioned. Without the gallery, you have completely different possibilities to juggle the available space on the upper floor. For example, you could place the children's bathroom (if you really want to accommodate it on [depending on knee wall height] roughly estimated 120 - 140 sqm living space) in the currently planned gallery, then the children's rooms would also be somewhat larger than the currently drawn approx. 10 - 12 sqm. Apart from the fact that you could then manage with a single supply and drainage shaft.
