Young couple / man is a civil servant, house construction realistic or affordable?

hi,

there is not much equity available. about 20,000-25,000 euros including the building savings contracts.
the 188,500 euros for the house would also include painting and wallpapering work as well as the floors. the land would cost around 37,000 euros, as I inquired today.
what other costs would come up or at what amount? property transfer tax, entry in the land register, surveying costs, what else? or what amount should one still plan for expenses besides the house and the land?
my husband is a civil servant for life, so as I said this salary is secure for us.
we also want to put some aside, of course. but as I said, it’s more about the 1-2 years "bridge" period where you finance a house with one salary.

Hi, you can calculate costs for incidental things like real estate transfer tax and land register entry at about 5% of the building amount. The biggest item there is the real estate transfer tax at 3.5%.

Hello,

if it is only about bridging, then agree with the bank on a repayment-free period of one year. During this time, you only pay the interest and no repayment, which already saves you quite a bit at the beginning and that would be exactly the time you need until the second salary comes in.

I can't imagine that this really helps that much, because especially at the beginning the portion that goes towards repayment is already very small.

A few times in life you just have to dare and be brave enough to jump into cold water. You have a very secure salary and that is more than most have.

So 3500 net per month is really a lot (at least for me ;) )

With a rate of 1500 euros on 200,000 euros, you could be done with the topic in 12-14 years!
