Young couple / man is a civil servant, house construction realistic or affordable?

we checked again: equity would definitely be available in the amount of 35,000 euros, possibly a bit more. over the weekend we visited three house building companies, this evening a consultant from a fourth one is coming to us. now the question arises whether to go for a solid house or a prefabricated house. we tend more towards the second option. the construction time also plays a role. @marzipan so 1500 euros would be too much for us. we still want to save a bit for emergencies or other expenses. we thought of 1100 euros.

Well, you can easily calculate it yourself

200,000 euros / installment: 1,100 / interest rate: 4.5% (eff) => term 25.06 years

With an installment of 1,200 only 21.54 years. This just shows what interest rates can do!

sure, this is purely a calculation example. but we are still at the beginning. we first want to see what everything would cost us in the end and then go to the bank or rather, on Tuesday we will also get an offer regarding the financing. but one also wants to (live) well and if we then have two salaries, the situation looks quite different. are the house banks generally better in terms of interest rates or should one turn to a financer?

Also inform yourself about special payments/ Sondertilgungen. This way, the installments can be kept quite low, and if more money is available, the loan can still be repaid quickly!
