Unfortunately, none of this is a guarantee, only risk minimization. Keeping money as long as possible is also very advisable, but often not practical. Otherwise good tips.

And craftsmen who smell strongly of alcohol must be permanently banned from the construction site. Unfortunately, we had a company where it was the boss himself, then you have the A card.

Of course not, that was not the intention. But you also know yourself what we have to read here, it starts with blind trust in the general contractor, along with the alleged watertight construction ancillary costs calculation, continues with "I don’t want to take care of anything" because there is a general contractor site management in the construction service description, up to "we want to contribute €50k own funds to avoid exceeding an interest limit."

As in a company, risk minimizations on construction either cost time or money or both.

Alcohol is out of the question. Our BG assumes that every 10th insured person has an alcohol problem and drinks during work.

Why "unfortunately"? There is no guarantee for life as a whole. Risk minimization is absolutely practicable. Everyone who had a good experience with construction also had a bit of luck involved. Everyone who has trouble with construction also has some bad luck involved. We can influence the outcome of our actions (and omissions), but we cannot determine the result.

Regarding money: - we had the shell construction service + land + architectural service/statics etc ppp in a package, so we knew the price. - in addition, we had quotes made from ALL trades, and then added a little on top of the total quote amount, added the incidental construction costs, and then fixed the loan. That worked very well, there were discounts almost everywhere, and we ended up exactly with the planned amount. Everything else was then invested by me in the garden...
