We are building with a local general contractor and are largely satisfied.
Next time, I would still build with an architect... but either smaller or with more money.
There are all kinds of architects... privately, we have heard most of the strangest stories about building with architects (delays, artificial complexity, overpriced).
Viebrockhaus is certainly convenient, but only if you like that type of construction. By the way, not everything that glitters there is gold either.

Hello

The decision about who to build with is mainly also a question of how you want to build.

with an architect = it will be planned and decided with you and your interests represented, maximum influence possible, many decisions to make
with a general contractor / main contractor = also your house but mostly in a way that suits the contractor as well,
prefabricated house = you basically buy a piece of house, little influence possible

for example, I build everything myself except for the shell exterior walls, roof beams, as well as doors and windows
all in own labor - thus all decisions and responsibilities lie with me.

We are currently building a wooden house with an architect and a local carpentry company, and I would do it the same way again. Customized according to our requirements, natural building materials, short construction time, no compromises (such as giving up installation levels, signing first then selecting materials, crazy contract clauses, etc.).

Hello,

: You don’t really mean that seriously, do you?

Our timber frame prefabricated house, for example, is completely individually designed and exactly equipped according to our wishes.

There is exactly 0.00 standard model house in it...

We planned every single detail with our architect and then implemented it with the equipment consultant.

That may not work with every provider, but there are definitely providers who offer this individual approach.

Regards,

Dirk

Yes, as I said ... If you want a super individual, uniquely designed house for you and your property or if there are other special circumstances (e.g., steep slope, necessary barrier-free access, unusual requirements for rooms/layout, ...), then you should look for an architect. If you find something in the catalog of a solid house provider ("this is it, I don’t need to change anything"), then just take that. If you want to contribute a lot of your own work, then initially avoid the general contractor/general contractor route. If you want to build as worry-free as possible ("turnkey"), then look for a good general contractor/general contractor (with professional help, so that turnkey does not mean: You get a key and you’re done). IMHO, you would need to give a few impulses to get more helpful answers. Just because other builders are satisfied/dissatisfied with their way does not, in my opinion, apply to others. By the way, I can well imagine that it can also turn out catastrophically with an architect. ----- We are building with a developer (!). I only have to: decide what I want; have quality checked; and pay. Everything else is done by the developer (including building permits, etc.). That is ideal for me because that already basically exhausts me. (Of course, there are also disadvantages!)
