Who will build a massive garage (3.50x6m) out of bricks - who? (Brandenburg)

Hello,
we want to have a solid garage built. Unfortunately, we have no construction knowledge ourselves and therefore hope to benefit from the knowledge and experience of the forum users here :)
The goal is to have the garage 3.50x6m built in masonry and well insulated at our place in Brandenburg, near Berlin, so that we can have peace for the next 30 years without major maintenance costs.

Where should we get quotes for this? Ideally from a construction company that also builds houses, or would you commission each individual trade (masonry, roof, windows)? From my initial internet research, I only found providers in Brandenburg offering "Massivgaragen" that exclusively offer precast concrete garages (this is not an option for us because the garage would then have to be lifted about 11 m onto the property, which would cost several thousand euros with the appropriate crane). I had assumed that there are providers for masonry garages by the dozen, which does not seem to be the case. Or I simply have no understanding of whom to contact here in Brandenburg.

Do you have any hints/tips/recommendations on what we should consider or exactly whom we should contact or which materials should be used for a good price-performance ratio for building a solid garage?

I can't give you any tips on masonry, but do you have concrete offers for the crane costs? It has to be massively expensive to not be worth it compared to the masonry garage.

We paid under €2000 for the crane operation for 2x 3.5x7m garage parts over a similar span. 100t mobile crane + 35t ballast on an additional truck, 80km travel distance, 5 hours operation time, and night surcharge.

The precast concrete garage was still almost €20,000 cheaper than the cheapest offer to build the garage with masonry.

There probably aren't many concrete providers specialized in masonry garages; the market is dominated by concrete garages. Also because they are generally simply cheaper.

In addition, with the current demand, it is not lucrative enough to accept a small order like a garage when larger orders are available everywhere.

Maybe you should explain a bit more: why so deep, and garages are rarely built without a house ...

To build, you can hire a large construction company (if they are interested) or a one-man operation. Whoever it is doesn't matter, the main thing is that it is done properly.

Take a look in classifieds or in the Yellow Pages.

Why insulation? Thousands of garages are not insulated and it works fine.

Fixing windows in a suitable hole with a few screws is not rocket science; even someone without construction knowledge should be able to manage that.

Regarding the roof. Don't let anyone sell you a flat roof, but one with a good slope toward the gutter.

Hello, yes, the problem for us is that our plot is very small (460 square meters) and the house has already been built. Since there is only 3.60m of space between the house and the neighbor's fence, no truck can get through to unload a garage.

The crane is supposed to cost around 4000€, because according to the prefabricated garage company, cranes in the Berlin metropolitan area are very expensive. That would then be about 13000€ (3.50x6m concrete garage) + 4000€ crane + costs for the foundation.

A garage would probably cost us around 27,000 euros here. Yes, it is almost half more, but the brick garage is supposed to offer more advantages (really solid, durable) and could also be built 11m into the property.

Thanks for the tip about the roof, a provider offered us a "Wannendach", flat, but with a downpipe.

... building the garage on site is advisable. I don't know how far Bimsfertigbau Hoffmann from Neuwied-Heimbach (RLP) is willing to travel, but I can unreservedly recommend their garages made from pumice concrete panels, custom-sized and even diagonally adjacent. Even with a flat roof, they remain flawlessly dry and first-rate durable after fifty years.
