Real estate transfer tax only applies to the land in this case. At least according to the initial conversation with Artek.
I will best find out again where the land comes from then.
It has already been written, you should be careful. Just because the sales person says so doesn't mean it's true.
Search through the forum, there is a lot to read on this.
If you have a new development area with 35 plots, everyone picks the cherries. But that does not mean that the remaining plots are bad or unsuitable.
I didn’t say that they are bad or unsuitable. Nevertheless, it is often an indication that they are less popular. And here in this example we have a corner plot (25) with two adjoining streets, which, as far as I can see, accesses the rest of the residential area and in terms of development, as I had already written, the garden is either oriented to the north or towards the street.
Personally, I would prefer 30 in terms of orientation, but as far as I can see, it has the two factors of, first, being adjacent to one of the two access roads for the entire residential area, and second, being in immediate vicinity to this commercial center. How it will be built, where the trucks will have their delivery ramp, what will be in the strip between? There are quite a few things that could make it unpopular.
What personally bothers someone is up to each individual.
In our case, these exact corner plots were "given back" twice.
