Here are a few more aspects. What restrictions are there for parking spaces? How many parking spots will be created on the street? Where will the trash be collected? Will the inner streets be owned by the community or the municipality (costs)? Where would the playground be? Where is it louder, where quieter (street, bus stop, playground, traffic...)? The area already looks quite densely built for single-family houses. Are the square meter prices already so high that this is necessary?

If everyone moves in at about the same time, it is possible to actively build a good starting relationship that lasts for years. Borrowing a ladder here, helping out there, greeting each other friendly, possibly organizing a get-to-know-each-other / barbecue event. Initiators are assumed to have strength. If troublemakers move into the neighborhood, the likelihood is very high that they will not choose the initiator as a victim. Once strength has been demonstrated through positive actions, one can slowly withdraw again if desired and remain "untouchable."

Unfortunately, I cannot provide any information about the development plan yet. The plan with the plots is initially just preliminary information without more concrete details. But you are of course right and have mentioned many important aspects that we will pay attention to. The area is already quite densely built up. The price per square meter is still within range, but the demand is so high and there are hardly any building plots left.

I'm more for the 615ér. 2 streets are not optimal but
a, with the 600ér place your house including garage, possibly double garage, on it including access road - what remains on the south side for the garden?
b, you only have 2 direct neighbors
c, you should have more light on the property because of the wide south exposure
d, as already noted by , you can make the entrance on the north side and you can connect the garage/carport on the east side. This way, you could even create a covered passage from the garage to the front door. That is brilliant when it rains and you have to bring the groceries inside.

But the decisive factor is: how heavily trafficked the street on the south side is.
