I join the chorus here. I don't know how the plot allocation is done in your North, but I would definitely go to the town hall as soon as possible and reserve my desired plot.

Thank you first of all for your opinions and suggestions. We have to wait anyway, maybe nothing will come of the property, then it will be settled anyway. I think I can report more in 6-8 weeks. I will definitely get back in touch then with concrete information, etc. Thank you!

Good point. In six to eight weeks was mainly six to eight more weeks of time to compete with you for the plots. Time will tell, confusion comes (?)

So, I’m getting in touch again. Due to Corina, there have been some delays in the past few months. We are still in the process of selecting a plot of land. I now have more information regarding the development plan:
- 1 full floor allowed
- floor area ratio 0.3
- ridge height 9.00m

I hope this is sufficient for now.

I would appreciate a brief feedback from your side.

More info = more help to be expected. Therefore, every bit of info is important, as pointed out in e.g. post #31. Otherwise, one full floor hardly matches your wish for a city villa, or as the proboscidean would say, "instead-of-a-villa."
