Which property would you choose? Single-family home with double garage

That also works with a garage 9*7. However, this comes at the expense of the garden and house. I am still considering a single garage and parking space or CP.

Honestly, on construction sites, it doesn’t come down to the millimeter. That’s why planning is usually done in meters and centimeters. Otherwise, you can build it like that. You’re just using up half the property with driveway and garage. Whether that still complies with the development plan, I don’t want to check now.

My wish would still be [die 83]. Then I would probably position like this.

A reasonable yard is important to me. That the guests can park properly, I can once park a trailer in the yard, caravan, etc.

I wouldn’t take plot 80 even as a gift. You have 6(!) neighbors and in the end, you’re completely surrounded by fences, because nobody uses hedges anymore these days. That makes the 468m² seem even smaller, almost like a prison. And if you plant greenery on all the fences on your side, you’ll end up with hardly any space left for the actual garden.

The 468m² is also not enough for a "yard" where 3 or 4 cars can park and leave independently of each other.

And also consider how much you’re actually allowed to pave. I hardly believe that a development plan in 2025 would still allow 60 or 70% of the plot to be paved for a parking lot in front of the house, even if it’s eco-friendly paving.

regarding post 15 ... 2x8 m border construction could also fail. In most building regulations, a maximum of 15m is allowed on all borders.

7+8=15 should not be a problem in my opinion.
