Which house construction company should we choose?

Hello dear home builders.

We have collected all the offers from construction companies over the past few weeks and are now facing the question: Whom should we choose?

What criteria would you base your decision on and what would you particularly pay attention to when choosing who you want to build with?

We would appreciate your suggestions.

Brief overview of the building project:

- Two-story city villa or single-family house with 1.80m knee wall, from 130sqm
- No plot of land available yet, as it is scarce in Erfurt and the surrounding area. So still searching. (Construction companies sometimes offer to assist)

What are you getting quotes for if you don't have a plot of land? First the land, then the construction company! The main selection criteria for me would be price/performance (always carefully study the construction service description) and gut feeling.

Stay away from companies with [Grundstücksservice]. This setup is a scam.

Because unfortunately many construction companies are granted the plots for themselves here in and around Erfurt. And because of that, it is difficult to get plots yourself. During construction, of course, land and house are separated due to the real estate transfer tax.

LOL - You still believe in fairies and roses? Why should everything be different for you? In the rest of the republic, construction companies lure with supposed plots of land that they don't have. And in Erfurt, that works? Those who have land are genuine developers.

Were you in deep silence on the forum in the years in between, or did you follow here the topics difference BT/GU and not least regarding the plot question my Barthel tips and on "short sales" under the euphonious farmer-bait label "plot service"?

Without a plot, you basically don’t face the question:
1. Serious providers of construction services only (or "finished" houses) politely say "Good day and please come back when you have a plot" – here you have the choice, but not now, only after you have found a plot;
2. Providers of plots with (increasingly also: yet to be built) houses, if they are serious, do not tell the fairy tale of carefree taxes when you buy plot and house on paper from different cousins – here you have no choice regarding the plot due to developer obligation;
3. Providers of houses or construction services who talk about "plot service" usually only tell the truth on February 31.
If you have a plot and thus free choice, then – but you could have read that here dozens of times – the best recommendation is to take a regional provider (if you have a building material preference, preferably not one who rarely works with it there).
Still lacking a plot practically leaves you only the usually limited selection among developer offers.
And, it has already been said: the plot is the host, without whom you shouldn’t make the calculation – neither regarding building shape nor the equally fundamental question of basement or slab.
Has the size of the spending pants already been discussed?

No, that's not true. If there are plots of land, they mostly go into bank marketing. GCs use free plots of land for sale only for their marketing, and private builders have the same rights. They just need to get moving. Nonsense. Exactly THAT, what you are planning, is the dependency business... You are in a plot-less situation, not in the position to firmly plan a kind of house, nor to determine the number of floors, nor to become dependent on a GC. Otherwise: take the one who flatters you the least and makes no promises.
