With gas, solar, and controlled residential ventilation with heat recovery, you are already close to Kfw55. The €5,000 repayment bonus and interest advantage from the subsidized loan should at least be taken into account.

Of course, you should calculate that. I'm not the perfect advisor either; we're still building according to the old Energy Saving Ordinance. Back then, however, you needed a special expert for the KFW 55 status, who would also have charged a hefty fee.

In the end, it would have been an endless hassle to save around 1-2000 in total. In my opinion, it's not worth it. During the construction phase, personal resources are limited, and you should focus your efforts where they bring the most benefit.

We then ignored the KFW and preferred to invest the brainpower elsewhere.

Best regards,

Andreas

Yes, the expert costs money, but it is also subsidized (50% up to €4,000). Of course, this must be taken into account.

It’s not as if you don’t get something in return. Anyone who can still make a profit through a subsidy, as you write, should in my opinion definitely take advantage of it. Because besides the financial gain, the property also experiences an upgrade.

Example: €100,000 over 20 years at 1.3% (KFW conditions) vs. €100,000 over 20 years at 1.9% (favorable market conditions) results in about €8,000 interest advantage. Plus €5,000 repayment bonus. If you are installing the system technology anyway and “only” need thicker insulation... you can make good use of the €13,000 KFW advantage.
In addition, you save heating costs, although not so much from today’s perspective (but who knows where this is heading), through higher insulation. It certainly doesn’t harm the resale value either.

According to the technical minimum requirements of the KFW, this combination is sufficient for KFW 55 according to the reference value method.
If the components of the thermal envelope also meet the reference values, then the matter is settled.
Or did I misunderstand that?
