So far only complications for which no one was to blame.

The building ground was apparently great (greenfield), but during the foundation excavation, cellar vaults filled with construction debris and scrap, as well as a brick well, came to light. Everything had to be excavated and backfilled; the soil expert recommended a deeper frost protection strip and edge reinforcement for the slabs. Fortunately, everything was within the financial buffer.

Connection costs of the utilities were also significantly higher than planned, totaling 18,000 euros instead of the estimated 10,000 euros, with the SW connection to the sewer network alone costing 11,500 euros. ops:

With the developer, we have only had good experiences so far; everything went smoothly (current status: screed installed, remaining are only the installation of sanitary and electrical fixtures, drywall partitions, and tiles) and without any craftsmanship complications. The only issue is that the terrace door does not close 100% properly but will be adjusted soon.

We also had a fair general contractor; he passed on the invoices (I always had copies of the invoices as attachments) of the trades 1:1 without any markup. It even went so far that we got well below the list price including installation at the bathroom studio.

How did our plumber say it? "If I sell you the sanitary equipment at the RRP or above, no one will buy anything..." Our plumber is really fair and customer-oriented. But so is our electrician... Socket 13€ net, I just say...

Either your general contractor then receives a credit note or a year-end bonus from his trades afterwards. I can hardly imagine that he wouldn't want to make any profit from it. It often looks fair – but your general contractor obviously can't live on air and love alone.

Standard is settled between the craftsman and the [GU]. Everything beyond that is handled directly. That's how it is with us.

same here. And the craftsmen have each passed on the good GU terms to us as well.
