Hello and good morning

A multi-family house is to be built. The plot of land has been purchased (601m²). The existing building with ancillary facilities is being demolished.

Since I would like to complete the planning for this project now, I would appreciate any final suggestions regarding the room layouts of the residential unit. In my opinion, the buildable use of the plot is fully utilized. If not? What else could be done?

Add some wall dimension lengths to the drawings. Also, the readability, especially of the ground floor plan, is particularly poor. Target groups of the apartments? Is there a basement for washing machine, laundry drying, bicycles? Which property is it? And, are there really only about 3 meters to the next property to the south? Are terraces even allowed there?

No. There is no basement.
Washing machine and possibly dryer must be accommodated in the respective residential units. Bicycles? There are parking spaces for them outside the building.

Plot House No. 13 Yes, it is 3m. The lot is being used to its maximum building capacity.

Google "distance terrace property boundary"

And then ask yourself ... are multi-family houses allowed there? Is there a development plan? And could there be something like an "imaginary" rear building boundary line when you look at the neighboring properties?

Your measurements are unreadable, and the images cannot be enlarged either.

Where are the bicycles supposed to be stored?
Where in the dwelling unit is the washing machine supposed to be accommodated?
No external storage at all?
