Balconies yes ... but terraces no. And as a neighbor, I would not give my approval for that either.

Didn’t you write somewhere what the development plan is called? Or was it a link ... it’s gone now. Always just describe, links are not allowed here, even if they don’t lead to advertising.

The permissible floor area does not include the floor areas of ancillary facilities within the meaning of § 14. The same applies to balconies, loggias, terraces as well as to structural facilities, insofar as they are permissible or can be approved under state law in the building line or in the setback areas.

I have my doubts whether the staircase in this form is permissible. I have never seen a stairwell with winding steps like this in a newly built multi-family house. Only landings are allowed because of escape routes, right? But I'm not 100% sure about that. A second escape route would also have to lead somewhere, correct?

Is there any approval from the water management authority regarding wastewater quantity and inflow?

Where is the heating? The pictures are so blurry, I can't read anything. Is it supposed to be in the extension at the back? Then it would have to be included in the thermal envelope. But then I wouldn't consider it an outbuilding anymore. Well, maybe the building authority will turn a blind eye.

What do you conclude that from? I based my calculation on § 19 of the Federal Land Utilization Ordinance.
