What material costs should be expected for interior construction?

Hello everyone,
my wife and I have decided to build a house and have already spoken with various companies and even have an offer.

Brief key data about the offer:

Bungalow style
Living area: 135m²
KFW 70 standard with air heat pump
Solid wall (manufactured in the factory and transported to the construction site by truck)
Chimney
Price with tiles almost turnkey without laminate and without doors (minor own contribution): 1750,- / m²

When we obtained the offer from the bank, the monthly installment was a bit discouraging. In conversations with friends and family, it turned out that there would be many knowledgeable heads and helping hands available, enabling own work and hopefully a lower building sum.

My question now: What costs, especially for materials, should one expect for the interior finishing if the company "only" builds a building shell with roof, windows, and media connections into the house? Possibly also the heat pump, although there is a heating engineer in the family...

For the materials, we are not aiming for the finest but it should also not be the cheapest. Therefore, a good middle ground in material selection would be desirable.

I am already looking forward to answers
Best regards
Sven

Hello,

Always also calculate with the factor "time." We also lived on a construction site for years, but that was due to many other things. If you have no experience with that, you are not well advised. "We'll just do it after work..." is already problematic. One tends to miscalculate a lot, and family-internal craftsmanship is also indispensable. We have a complete small house builder in the family, but for exactly this reason, he gets few orders from us. In other families, it may be completely different. The saying goes: you only know who your friends are when you have spent three days with them in a small tent in the rain.
It can go well, but family is no guarantee. What if you have to sue then?
So anyone who does not have reasonably regular free time should keep their hands off a lot of do-it-yourself work. You can find more here:

Here you will also find lots of information on the topic "Eigenleistung"

What does "Massiv-Wand" mean? Wood or stone? And which stone?

The question is initially about how your calculation looks. Then, how much you would need to borrow. Basically. So: how much equity is available. That in relation to the salary worries you. Of course, own contributions are a way to build a house more cheaply, but usually saved costs are offset by equipment purchases, insurance, double burdens, and commitment interest. Basically, building stone by stone would probably also be cheaper? A bungalow can be built up in a weekend! But a bungalow is somewhat more expensive than a gable roof house (less land, less outdoor space...) It would therefore be interesting to know what your (knowledge) status looks like, have you thought of everything, can something be saved elsewhere, why prefabricated construction?

As already written above:

Do not underestimate the time required.
Your relatives/acquaintances may be willing to invest a weekend, possibly even two. However, if they had to invest 4-8 housing units' worth of work, this can cause a lot of stress (between you, but also within the family of the acquaintance/relative).

You absolutely must ensure that the necessary materials are on site on time. If something is missing (even if it is just a small item), everything may come to a halt. But do you also have storage space for the materials? Often, it cannot be stored where other work is currently taking place.

If certain preliminary work is not completed as planned, the next person may not be able to start, which delays the whole thing indefinitely.
For example, someone was supposed to install the electrical wiring for you. They planned two weekends for this. However, delays occurred in execution or the person fell ill. Thus, the acquaintance who was supposed to do the interior plastering afterward cannot start as planned. He can only come 4 housing units later. By then, painting and flooring work should already be finished. The relatives who want to paint cannot start due to missing plaster. When the plasterer is finished, those painters are on vacation for 3 weeks and have other appointments on subsequent weekends. As long as the painters are not done, the flooring will not be installed (it could be damaged by paint or ladders), etc.

What I want to say is: you will need a lot of time. Every small delay/miscalculation can become a boomerang in the end.

Do not expect too much from your relatives/acquaintances (in terms of strength and time).
For the painting and wallpapering work, my parents (>70) – especially my father – helped out.
Toward the end, my father looked so weak physically that I (against his protest) took the house key from him so that he could rest and regain strength. This was only partially successful (Dad went shopping at the hardware store instead), but at least he arrived home safely later on the 570 km drive and left the trees alone ;).

It is easy to overestimate what you can do yourself under the aspect "I want to save money."
We received the design for our dream house. However, costs exceeded the limit. So we decided to compensate by doing work ourselves. The list of DIY tasks got longer and longer. When we decided to install the drywall ceiling on the upper floor ourselves, big questions arose. How do we, as laypeople, lift a large and heavy drywall panel overhead with two people, attach it, and screw it in?
At this point, we drew a line and reset the entire building plan to zero. Our general contractor, who already had all plans finished, discarded them and subsequently provided us with three more designs, one after the other. The last one became our new dream house. By the way, the GC said: "I was already wondering how you planned to carry out all these DIY tasks. However, it is not up to me to judge your skills. I can only give one or two tips."

Finally:
In my neighborhood, as well as among acquaintances, there are some who build a lot themselves. I admire these neighbors. They work after every workday, every weekend, and live on a construction site for months. Some have already moved in even though the screed has not fully dried yet. This requires great understanding within the family and a lot of patience and strength. A neighbor's comment: "You have to sacrifice your free time for something after all. Besides, I need my daily workout."

Drywall construction is actually a very frequently chosen DIY task???
You can rig up something for most things. For example, I made a support out of battens that allowed me to lay the drywall panels about 5 cm below the ceiling. With a drywall screwdriver, I managed to screw quite a few panels (2 m x 1.25 m) to the ceiling on my own, and with two people it was no problem at all.
You just have to weigh what you can do or trust yourself to learn quickly...
