What kind of survey do I need? Survey before the soil report?

Hi,

we want to build. Financing is secured. We have a binding purchase option for a plot in a new residential development. The house is roughly planned. Now it should go to the architect.

Before that, we still need a soil survey and a survey (including elevation points).

But what exactly kind of survey do we need? I googled it and there seem to be different types of surveys. The plot is partially developed. A cadastral map with all the plots exists (seen at the neighbor). The development plan also shows the building envelope. What kind of order do I have to give to the surveyor? And how much will it approximately cost us?

Is there an order for the survey and soil survey? What comes first? Or does it not matter?

I would do the soil survey first. What use is a survey to you if the assessor finds contaminated soil. The soil survey in our building area cost EUR 350 because a number of building families joined together (two drillings and a driven core sounding). Now to the survey. Why do you need the survey before the purchase? You wrote that there is a cadastral map with the plots of your building area. Then the plot must already have been surveyed. For the building application you do not need a surveyor (at least that is the case in NRW). The necessary site plan is created by the architect. Only when the house is finished does it have to be measured in.

Ahem... Layman's opinion:
Could it be that your architect requests the site plan from the surveyor??

Site plans are obtained by the architect (or the client) from the surveyor... to design the house on the plot.
The surveyor is then responsible for measuring the building structure (designed by the architect). (Incidentally, in our case the bricklayer reworked it because it was too inaccurate.)
After construction, a further survey of the house on the plot is carried out....

I think if you ask your architect, he will be able to tell you exactly what you need.
We are currently in the floor plan planning stage with our architect. A surveyor was on the property two weeks ago and documented the height differences... from the street & the property.
We are building with a slab foundation; based on that we now know to what height we need/want to raise the ground... We want to be somewhat above street level because of flooding. Now it doesn’t matter how much soil/topsoil etc. has to be removed – we know to what height we ultimately want to build.
By the way, our surveyor was commissioned by the architect.
We will only have a soil survey done once we know exactly where the house will be placed. We do not have a development plan or building envelope (building gap), so we have to clarify with a building inquiry whether the house may be placed as desired – then the soil survey will be commissioned.

It’s best to ask your architect how you should proceed, whether he can recommend someone to you and possibly commission them on your behalf.

No, the site plan is created by the architect. The property itself is surveyed, and the building envelope is fixed according to the development plan. So why would the architect need the surveyor? A surveyor is also not required in the relevant regulations here in NRW – this applies both to the simplified building application procedure and to the approval exemption procedure (at least when the property conditions are clear).
