You’re putting unnecessary pressure on yourself without reason. It’s like the fools writing here … "My landlord gave me notice due to personal use, now I have to find a plot and put up a prefab house within 12 months" … Building or buying a house is not something that should happen under time pressure, otherwise wrong decisions will be made.
No offense, but… You can’t even make a qualified estimate of what the project will cost you, and you write yourself that you have been a silent reader for quite some time.
Well, without reason… it depends on where you draw the line, of course we won’t end up on the street if we don’t find anything now and generally we are not in such a hurry that we forget everything else (otherwise I wouldn’t be asking these questions here), but when it comes to my wife’s well-being, then it has to be considered after all.
I could have given an estimate, I already said that I “feared” these numbers but the thread was actually supposed to be primarily about what we can/should “afford” with the mentioned data. Regardless of the property. Because whether I want a villa or a condominium, the amount I can spend remains the same. Everyone should do as they think best, but basically it’s nicer if the child – even a toddler – has its own room. It was always important to me that my two boys learn to walk on their own property, grow up on their own property, and if you can afford it and want to acquire ownership, you should do so early enough.
Questions that arise for me before I build a fantasy house (some have already been asked). Here again briefly noted, why don’t you first ask for further important things before (no offense) just throwing something out here?
1) In which city/region is the house to be built? Concerning state subsidies, the choice of regional banks and especially building a “fantasy house”, everything can be much better assessed and evaluated.
2) What financial burden do you impose on yourself regarding the interest and repayment rate?
3) Do the parents already own property?
4) Are personal contributions possible? Is there a circle of friends or an acquaintance network for that?
5) Is part of the current equity possibly in a building savings contract?
6) Is an employer loan possible?
Thank you very much for the answer, but you only build once (at least that’s my intention) and then everything should be right. I don’t want to have to save at every corner and edge just to be able to “afford” it. I think it’s really smarter if we save up some more equity so that we don’t have to cover such high installments. Sure we could probably manage it somehow, but my wife and I have both worked at a collection agency and have seen too much crap to not be a bit more cautious. Still, here’s the information on your questions:
1. NRW – around Duisburg, so Essen, Mülheim, Oberhausen, Dinslaken, possibly even up to Heiligenhaus.
3. Yes – but I would prefer to keep the family out of it.
4. Yes, they are. I have a builder friend whose company is currently in its startup phase and might do some things at “cost price” but not the whole house. Also, I could do the electrical work and the smart home stuff. Acceptance, of course, by an official electrician. Since I plan to use KNX, the wiring won’t be that complicated.
5. No. Most of it is classic savings book. Also ETFs.
6. Possible probably, wanted rather less.
