What can I realistically afford as a rate?

Hmm so in 2 years I will earn about 58K gross. I actually think that's quite a lot for Berlin. Even my friends who are graduate physicists either earn less or at most around 60-62k gross.

Berlin is however in terms of pay more in the lower third. No idea where you are from.

Sorry..but the earnings in 2 years don’t matter at all. My wife is also in [ÖD] and I don’t even dream of counting on future salary. There is also inflation and construction cost increases, and not just a little. Take today’s numbers, today’s costs and today’s interest rates. Everything else is crystal ball..

Seriously? and then >1000 rent + at least 300 EUR additional costs. That doesn’t add up. Well, you also go on vacation.. I think that’s great. We do too. Especially in the early years. Plus two unpaid cars??

We are young parents (1 year) and the initial equipment cost about 8000 EUR. In addition, there are monthly costs for baby courses (swimming, music school) and soon 220 EUR for daycare. 170 EUR private health insurance for the little one also applies to us. The child benefit is peanuts. I have also heard several times: small children = small costs, big children = big costs.

well, I calculate with what I will have available in 2 years. the time when it gets interesting. and of course with the respective interest rates, construction costs etc. from that year.

if I now add up everything we have per month, including all real income, we would be at about 3700-3800 € per month. in the first calculation I excluded the tips. now I'll include them.

would it now be realistic to acquire a property with about 3700/3800 between two people....hopefully that should be possible.
