It depends - as always :D

As far as pure cost control "before construction begins" is concerned, you are certainly in good hands with a Bauträger. Regarding its equipment, of course, the same applies as everywhere else: what is not stated in the BB is considered not purchased. This means, conversely, additional costs arise for details not covered by the BB or whose standard is increased.

Whether a bank would finance it like that is one thing. The other question is, why only the shell construction? What about the rest?

Because we want to do the rest ourselves, we have electricians, plumbers, and so on, all within our family or circle of friends.

Having entire trades done only by friends means: no warranty, means: lower chances of financing, but still: material costs.
And means: being dependent on the weekends of friends and family who kindly still work for you for free?? Means: long construction time -> double burdens.

Of course, if you let trusted companies handle the trades, you can't avoid a regular invoice, which means: normal construction costs.

You can save something through DIY by pulling wires for the electrician with a friend in one day, installing the sanitary facilities, or painting the walls. That saves you several thousand euros, but you should still build and finance the turnkey option.
