Hello Steve,
YOU might want to reconsider and calculate again with a sharp pencil.
You are planning 130,000 euros for the shell construction. The planning of the house as well as the tendering is supposed to be done by the architect. No idea if I am estimating it too high, but I think about 30,000 euros will be needed for that. A closed shell construction means to my knowledge: earthworks, foundation slab, raised walls, roof frame, roof covering, windows. I have probably forgotten something. For that, the remaining 100,000 euros for a 130 sqm house could already be tight – depending on the soil (you should plan for a soil report) and the associated earthworks. Whether the 100,000 euros will be enough can maybe be better assessed by others here.
From here on, you + friends/family want to continue building yourselves. Apart from the fact that they can only help after their regular work or on weekends (which will make the construction time drag out) – you will save labor costs through this help. By the way, the BG Bau (accident insurance) will definitely be due here. But you still need all the materials! Insulation, cables, switches and sockets, interior doors, heating + radiators or loops, pipes for water/sewage, bathroom equipment, screed, interior plaster, tiles, painting materials, drywall, etc. pp. – I have certainly forgotten half of it.
