Hello everyone...

You often read rough estimates of "1,500 - 2,000 €/sqm" when building a private home. What I haven't really been able to decipher so far is what is roughly included in these values? (Apart from the fact that the land is not included.)

Does anyone know more about this?

We are planning to build a "Stadtvilla" with about 140 sqm of living space, a basement, and an air-to-air heat pump. (Solid house) So if I were to use the maximum value, I would get: 140 sqm x 2,000 €/sqm = € 280,000,-

However, with real offers, I don't reach this price range... Where is my thinking error? ;-)

Hello,

with the specification of 1,500 - 2,000 EUR per sqm, one calculates with a house according to Kfw 70 WITHOUT basement.

Additional construction costs (approx. 30 - 45 TEUR for a single-family house), a heat pump, kitchen, etc. are also not included.

If you add all of that on top, you should get more realistic values - but these can still differ significantly from reality depending on the provider.

I would recommend you get one or two offers; then you will see more clearly what awaits you.

Hello...

Ok... the fact that the basement is not yet included explains a lot.

The current offers are slightly higher. (With basement and heat pump at about €320,000 for the house without additional costs.)

While we are at it: Does this usually include painting work and floor coverings?

Floor coverings "only" in the bathrooms and hallway, otherwise no. Painting work definitely not.

Edit:

To avoid further confusion - the above statement refers to €1,500.00/sqm.
