I calculate for the North and also Berlin, increasingly less; as mentioned, without painting work and floor coverings. Here, I should have mentioned in my response that there is a North/South gradient regarding construction prices. Nevertheless, even for Berlin, €1,500.00/sqm ready for occupancy is a rather rare service.

No, we are at the upper end of the requested range. I just wanted to point out that you can already get ready to move in for €2,000/sqm. Of course, depending on what else there is. And just to mention that there are also providers who offer ready-to-move-in properties at all, although not many.

Do the aforementioned 140 sqm refer to the base area or the living area? Utility or living basement? And what is meant by heat pump - ground source heat pump, air-to-air heat pump, or air-to-water heat pump?

That is not quite correct ....

Basically, the circle of providers – probably without coordination – has agreed to offer homes without painting and flooring and has documented this in their respective BB. On the one hand, this is due to the fact that the vast majority of builders prefer to carry out these two trades themselves; on the other hand, of course, it also makes the offers look "friendlier." I know only a few exceptions among the providers (through my "side job") who refuse, upon request, to include these trades in their offer for an additional charge. Mostly, the offer can be extended to include these works.
