Are the doors too expensive? Calculation of house costs

I have already found my way around.

Yes, I have already looked into / informed myself extensively about the heating topic and thought it over.
A friend is a heating engineer and he ultimately convinced me.
There are many invoices... heat pumps are cheaper than everything else / and vice versa.

For me, it's about whether I have considered all the important items.
I don't want to experience a surprise. It's clear that you can move between cheap and expensive everywhere.
It should be mid-range. No excessive luxury.

Can I realistically calculate with this price based on my information?

On the subject: Grundstück => is already fully developed and located in a new housing estate. I am building the basement anyway as a white tank. (There is no extra charge from the construction company; they build every basement that way)

"fully developed" was my plot of land, also in a new residential area. However, the city still charged "proportional sewer connection fees" of around 2400 euros. (this had NOTHING to do with the actual connection costs!) In addition, as described, luckily not for me, most still had to create an inspection shaft (around 2000 euros, two required (rainwater and greywater are separated)) and the sewer works from their own house (leading the gutter from back to front, etc., for me 2900 euros). So expect to pay a bit more for sewer works. However, you should definitely revisit the topic of interior doors. How many doors will there be?

You can generally forget this approach - every construction project depends on the provider and has to be considered individually; btw. the internet does not build.


Up to this point I come to TEUR 341, plus your TEUR 15.5 for the tiled stove, resulting in a total volume for the house of TEUR 356.5.


House construction costs incl. double garage: TEUR 356.5
Additional construction costs: TEUR 30
Reserve for additional foundation costs: TEUR 8
Painting/floor coverings: TEUR 15
Outdoor facilities: TEUR 15
Reserves for extras: TEUR 10

Total sum: TEUR 434.5 overall investment for a medium specification and excl. land costs.


"Fully developed" means nothing other than that the public utility lines run in the street in front of your plot. Connections to your plot and to your house still have to be made.


Your provider will hardly design your basement as a white tank without reason; you probably mean a standard "WU" built basement. WU = watertight.

I just noticed that you are located in Bavaria; depending on the building location there, my forecast values may vary upwards by +5-8%.

Yes, of course every BV is different; it's only about reference values and whether you are completely off. Nobody can plan down to the cent anyway... How do you come up with the 356.5 T€? Floor coverings, outdoor facilities, and painting work are already included in my calculation. For the plot, the following is added: (laut Gemeinde, E.ON, Nachbarn) - flat rate power relocation ~ 420€ - every meter on the plot ~ 23€ (digging yourself ~ 12€) - sewer connection on the plot ~ 1000€
