Unit value example values - single-family house 146 sqm, 780 sqm land

how was the unit value for your houses determined?

I have googled a lot, but found nothing concrete.

Our house has 146 sqm, 780 sqm land, equipment simple to medium, what else is relevant?

I had estimated 500 euros and was now a bit shocked because I heard of 1000-1300 euros (in the immediate neighborhood, but hardly comparable in size and age).

How high is your unit value with similar key data??

We have not yet received an invoice from the city, but we should be between 700-800 €. We have received the unit value, but I do not have it in mind right now. 964sqm plot and 150sqm were credited to us.

Just wait and see what the Constitutional Court does with the [Einheitswert].

There is basically no surprise waiting. The calculation basis is being overturned, a new one created, which, however, is at a higher average level because

a) the municipalities are significantly dependent on the revenues at least to the same extent
b) many municipalities are strapped for cash
c) the municipalities can set the level completely autonomously through the assessment rate
d) the political orientation of most federal states is not opposed to it and it can be positively presented to ask the wealthier part of the population "property owners" to pay more

I myself also tried to get an orientation about the amount for us. I gave up and am just waiting for the notice.
