Have you ever read a ruling from the Federal Constitutional Court? That is probably more wishful thinking.

It is considered relatively certain that the calculation basis will be overturned. But only that and not the tax itself. The usual course of action is that the legislator is instructed to create a new calculation basis within a certain period (measured in years) that must comply with the principles 1 to x determined by the Federal Constitutional Court. Until then, the old calculation remains in effect despite the finding of unconstitutionality and continues to be collected.

And as already said, the tax affects not only homeowners but also tenants. The truly rich can consider themselves lucky, those who own entire housing estates. They pass the tax on to their tenants and pay nothing themselves (their own villa is abroad).

A pity, really. It would be a completely different story if no tax flowed without a new regulation. Then they would be spinning at the ministry.

You still haven’t understood that 1.) this tax is also paid by those who have no property and 2.) any wealth that does not exist in the form of real estate is not taxed. Another good example: When German municipalities have sold their apartments to foreign investors, then the tenants continue to pay the property tax, the owner pays nothing of the sort.

Exactly. You even pay when there is nothing net at all.

In the meantime, we know the standard value: it is 34,000 euros, resulting in property taxes of 410 euros. My initial estimate was therefore quite accurate.

Let's see what changes in the future.

EW 29900,- tax about 77,- times 3.5 gives roughly 270 per year. Objection due to unconstitutionality or not? Is there a tax expert here who can say what they would do? Karsten
