Dear forum,

after months of reading and discussing here in the forum, having received a lot, I would now like to give something back and share with you our by now quite concrete plans.
Primarily, this thread is intended to introduce you to our house and not to clarify open questions, but of course, we are always happy to receive feedback – because nothing is as constant as change :)

So, let's get to the construction project :cool:

We have purchased a plot in the beautiful city of Buxtehude (yes, it really exists) in Lower Saxony, south of Hamburg. Attached you will find an overview of the plots in this small new development area, and we can call number 16 ours.

A single-family house is to be built on it. Our original desire was to build a classic town villa, but unfortunately the existing building plan with its many restrictions does not allow this according to our wishes. After looking further around and with much inspiration, we have now arrived at the planned object that meets all our requirements (as far as realistically possible) and makes us happy. The path was not always easy – but the result is what counts :D
You can also find the details of the house in the attachments (floor plan and elevations), so here just a few pieces of information about our requirements:

Basement, floors: 2 floors with as little roof slope as possible, no basement
Number of persons, age: Married couple, both 30, no children (2 are planned eventually)
Space requirements on ground and upper floor: Can be taken from the floor plan, everything could be accommodated
Office: family use or home office?: Combination of a small office for home office, which occurs occasionally (approx. 2x per month), and at the same time possibility to use it as a guest room
Overnight guests per year: 1-2 per month
Conservative or modern building style: modern, but not futuristic
Open kitchen, cooking island: open, but not fully visible from the living area
Number of dining seats: at least 8
Fireplace: no
Music/stereo wall: What is that supposed to be? I don’t think so :)
Balcony, roof terrace: no
Garage, carport: double carport - priority D
Utility garden, greenhouse: not desired
Other wishes/special features/daily routine: Dressing room with independent access so that different getting-up times can pass without disturbances

House design
Who created the planning: cooperation between us and the general contractor
What do you particularly like? Where should I start? :D Actually everything
What do you not like? The only wish we still have is a larger utility room. Otherwise everything perfect.
Price estimate according to architect/planner: €300,000
Personal price limit for the house, incl. equipment: €325,000
Preferred heating technology: gas

I hope the post was somewhat enjoyable, I will of course keep you informed here with further progress.

Have I told you that I play Doppelkopf in Buxte every three months?
Interesting spot there where you are building :)

There are affordable plots of land in the Hamburg surrounding area? Wow....... Spontaneously, I see little to complain about, except for a double carport for parking one behind the other??? No way, if at all possible, I would change that to side-by-side parking, because according to Murphy, the blocked-in car always has to leave first...

The storage room on the upper floor is relatively narrow and therefore not usable in depth.

The dressing room is nicely large, but I would question whether it really needs to be that big and whether the bay window is really the right place for it.

Otherwise, I don't think the floor plan is bad.
