Two-family house up to €270,000?

Hello everyone,

we have been dealing with the topic of houses for almost 2 months now and more recently with the topic of building.

We have a budget of a total of €400,000 for a two-family house including a basement and land. Each residential unit should be at least 90 sqm.

How realistic is such a project? Prefabricated or solid construction?

That probably depends on the price of the plot.

In the center of Munich, rather not, in the green meadow in the deepest Mecklenburg Western Pomerania with a 1-hour drive to the nearest city, probably possible.

How much budget is left for the house after buying the plot?

As stated in the topic headline, we are talking about a budget for the house alone amounting to approx. €270,000 (turnkey or ready to move in). The land in the desired region is likely around €70,000.

Sorry, overlooked the title. Only saw the 400k in the text.

Well, when I see that we are spending 260k for a single-family house with just over 120sqm without a basement (including ancillary construction costs), I find that very ambitious to impossible.

Of course, you share various positions and have different synergy effects with a two-family house, but you won't save that much.

You would really have to build basic without extras, energy saving ordinance standard, no garages, no basement, manual shutters, etc...

I think experts will still have something to say about that.

I see it the same way as toxicmolotow. If it is possible, it will be very sporty and very spartan. Simple sanitary equipment, no large windows, simple floor plan, etc. Extras like solar, photovoltaic, heat pumps, or even luxury features like electric shutters will probably be impossible.

As far as the construction method is concerned, nowadays solid house builders are often cheaper than the good prefabricated house manufacturers. Besides, with stone on stone, you might be able to do some of the work yourself and maybe save a few euros.

Thank you already for your answers. We don't have any big extra wishes and are actually already satisfied if we get a qualitatively decent small two-family house/semi-detached house for the budget. For example, I saw a shell semi-detached house for €100,000 at the prefabricated house manufacturer Massa Haus. Of course, that is basically just the shell and without any comfort/luxury, but with another €170,000, quite a bit should be doable, shouldn't it?
