Sparfuchs says he managed it. So it’s not impossible. It’s nice to know some people, but do they have free appointments when you need them? If not, you end up chasing after them, but they’d rather finish the lucrative job of someone else first before tiling your kitchen at a friendly price. When you then have a fixed date by which you have to move out of your apartment, every day of delay is bad. These shell house prices are always tempting, but probably 90% useless for someone not in the trade. There are often several stages of completion or packages, that would then be a middle ground. Have the electricity and heating done directly, the rest subcontracted individually? But as mentioned above: prepare an Excel sheet. Which 100 individual steps need to be done, which are included in the offer, and which do I trust myself to subcontract individually and also be able to evaluate.

When looking at the costs, do not forget the desired outcome. There is always someone who will offer something cheaper than another. This is great in the detailed view but often the beginning of problems overall. Above all, you must ensure that the trades work in a timely coordinated manner and communicate with each other. A bunch of amateurishly randomly assembled cheapest providers based solely on files is a recipe for disaster.

Just knowing the trades means nothing at first. Do you know them well enough to financially benefit from it?

There are simply 1000 factors involved. Individual contracting definitely allows for more individual construction. Whether it is always cheaper depends on so many things, no one here can tell you that.

You can upload the [Bauleistungsbeschreibung], but I don't think anyone will bother to work that out for you. You have to do that yourself. Then you get offers for the missing parts and at least have a rough figure with which you can get back in touch here.

At that time, I openly discussed the costs of the individual trades with my BU. I obtained quotes for roofing, heating, electrical work, etc. from regional companies. If a trade was cheaper, it was commissioned by the BU at that price. He then renegotiated and pocketed the difference between the offer and discount, etc. for the coordination effort. If the companies do good work and are reliable, it is also an advantage for them to be used as a partner of the BU for later BVH.

A first-time builder will waste a lot of time and money here – the nasty word “management hours” is enough for me, not to mention all the other pitfalls.
