We have purchased a trapezoidal plot (874 sqm) and are now faced with the task of sensibly placing a house (approx. 10x12m) and a double garage on the property.
I preferably plan according to the motto "America first," i.e. the house for the family (including possibly unborn flesh children) is placed first and at most slightly shifted to better combine the overall ensemble. Under no circumstances do I plan the space for the metal children equally. If what is left over happens to be nobler than a shabby remnant, okay, then the parking spaces are allowed that—but they won’t get a royal box.
The floor plan of the house is still in planning, but not final, since the placement is also connected to the positioning of the front door. (approx. 180 sqm living area).
How can one even begin planning (even "unfinal") if the building site is still unknown?—You can easily rotate a finished building plan on paper, but: just try telling the sun to please rise in the north so that it fits with the house ;-)
There are no builders here, but two building ladies.

Yes, ground floor and attic with a 50 cm knee wall. There are no specifications regarding eave/ridge height. But we are not allowed to build more than two storeys.
Quote that—in detail—but without a link! Such specifications are often complex and differentiated, e.g. two storeys without, but single storey also with knee wall. With the mentioned roof pitch, an attic with a knee wall—even if it’s just such a vacuum cleaner knee wall—is already a full storey.
