Tips for single-family house floor plans

Hello,
We have planned a single-family house with exterior dimensions of 9.5×11.4. The entrance is on the north side. On the south side is the garden with a depth of 12 m to the neighboring property, which in turn must maintain a 12 m distance to our garden (due to building window). We are building without a basement and have 2 children. There should be 2 full floors + 1 recessed floor. The recessed floor must be set back 0.5 m on all sides; for this reason, the staircase is not directly at the entrance. The house should have a modern style with many windows. The room height on the ground floor and recessed floor is 2.8 m and on the first floor is 2.6 m. We are not architects and are grateful for any tips!

Your floor plan drawings seem to me as if they were inspired by designs from the Massivhaus Mittelrhein catalog.

The representations are somewhat difficult to read, which I believe especially applies to readers using mobile devices.


That sounds easy for a zoning plan drafter to say, but in practice it is statically and insulation-wise costly nonsense. Are alternative roof shapes permitted?

Thank you for the feedback. The floor plan resulted from the fact that we wanted to move the most frequently used rooms to the valuable south side. Alternative roof shapes would be gable roof and hip roof, but we do not want any slopes, so that is ruled out for us.

I ask because development plans often also offer the alternative of pitched roofs for possible staggered floors. The extra structural and insulation construction effort for a staggered floor exterior wall lying half a meter "next to" the underlying exterior walls is, to put it mildly, outrageously expensive and this option would also look miserable. No slope can be that bad.

The same applies here:

Honestly, I can hardly make anything out. Except that you can hardly watch over 6 meters, and the large bedroom is anything but cozy. A bedroom as a walk-through room is also not great. The storage rooms can't be fitted at all, they're that narrow.

Where is the technical room supposed to be? Where will the laundry be washed?

In principle, we have nothing against a slope, but since we reach the full eaves height with our high rooms, the slope would start directly at the floor and the slope angle would simply be too steep there. Unfortunately, I also don't understand why all sides have to be set back. When I inquired, they said that this results from the eaves height and the permitted roof types.
